What homeowners insurance covers
A homeowners policy bundles property and liability coverage. Lenders require it on a mortgaged home, and the details vary more between carriers than most people expect.
Dwelling
Repairs or rebuilds the structure of your home after a covered loss such as fire or wind.
Extended replacement cost
Adds extra dwelling coverage, often 25% to 50%, if rebuilding costs more than expected.
Other structures
Covers detached garages, fences, and sheds on your property.
Personal property
Pays to repair or replace your belongings, at home or away.
Loss of use
Covers extra living costs if a covered loss forces you to move out during repairs.
Personal liability
Pays for injuries or damage you cause to others, including legal defense.
What affects homeowners insurance rates in L.A.
Wildfire risk, rising construction costs, and carriers limiting new policies have pushed California homeowners rates up. Where your home sits, how old it is, and what it would cost to rebuild matter more than its market value.
Because carriers price and accept homes differently, comparing several of them is often the only way to find coverage at a fair price, especially near brush or for older homes.
Ways to lower your premium
- Bundle home and auto when it actually saves
- Install monitored alarms, sprinklers, or a water shutoff device
- Choose a higher deductible you could cover comfortably
- Update the roof, electrical, and plumbing when you can
- Review your dwelling limit so you are not over- or underinsured
What moves your rate
-
Location and wildfire risk
Brush areas and fire zones affect both price and whether a carrier will write the home.
-
Rebuild cost
Carriers price on what it costs to rebuild, not what the home would sell for.
-
Age and condition
Roof age and older wiring or plumbing can raise rates or limit options.
-
Claims history
Recent claims on you or the property can raise your premium.
-
Coverage choices
Limits, deductible, and add-ons like extended replacement cost all move the price.
Homeowners insurance questions
Don't see yours? Call (310) 751-5979 and ask.
Does homeowners insurance cover earthquakes?
No. Standard homeowners policies exclude earthquake damage. You can add coverage through a separate earthquake policy or, with some carriers, an endorsement. We can quote both.
Should I insure my home for its market value?
No. Insure it for what it would cost to rebuild, which can be higher or lower than market value. The land is not part of the rebuild cost.
What if my carrier non-renews my policy?
We shop the standard market first. If no carrier will write the home, we place a California FAIR Plan policy and pair it with a wrap policy for the coverage it leaves out.
Can I use a homeowners policy for a rental?
No. Homeowners policies require you to live in the home. A rental needs a landlord (dwelling fire) policy.
