What commercial property insurance covers
Property coverage protects what your business owns and keeps money coming in while you recover. The right mix depends on whether you own the building or lease it.
Tenant improvements
Covers build-outs you paid for in leased space.
Business personal property
Covers furniture, equipment, computers, and inventory.
Business income
Replaces lost income and pays ongoing expenses while you are closed for a covered loss.
Building
Covers the structure you own, including permanent fixtures.
Equipment breakdown
Covers sudden breakdown of HVAC, electrical, and other equipment.
Ordinance or law
Pays the extra cost to rebuild to current building codes.
What affects commercial property rates
Property rates depend on what the building is made of, how it is protected, what happens inside, and where it sits. A sprinklered office costs far less to insure than a restaurant or a building near brush.
Getting values right matters as much as price. Underinsuring a building can trigger a coinsurance penalty that reduces what you are paid on a claim.
Ways to lower your premium
- Insure to replacement cost to avoid coinsurance penalties
- Document sprinklers, alarms, and recent roof or electrical updates
- Choose a higher deductible on low-risk locations
- Package property with liability in a BOP when you qualify
- Review values each year as costs change
What moves your rate

Construction
Masonry and fire-resistive buildings cost less than wood frame.

-

Sprinklers, alarms, and nearby fire stations lower rates.
-

Fire risk and crime rates in the area matter.
-
Values and deductible
Higher values cost more. Higher deductibles cost less.
Commercial property questions
Don't see yours? Call (310) 751-5979 and ask.
Does commercial property insurance cover earthquakes?
No. Earthquake and flood are excluded from standard property policies and written as separate coverage.
What is a coinsurance penalty?
Many property policies require you to insure a building to a set percentage of its value, often 80% or more. If you insure for less, the carrier can reduce your claim payment in proportion.
I lease my space. Do I need property insurance?
Usually. Your landlord insures the building, but you need coverage for your improvements, equipment, and inventory. Your lease often spells out what is required.
What is business income coverage?
It replaces lost profits and pays continuing expenses like rent and payroll while you are closed after a covered loss.
