What HOA insurance covers
Your CC&Rs decide what the association insures. We build the master policy around them, then add the coverage that protects the board and the reserves.
Master property
Covers the buildings and common areas the association is responsible for.
General liability
Covers injuries in common areas like pools, gyms, and walkways.
Directors and officers
Protects board members from claims over their decisions.
Crime and fidelity
Covers theft of association funds by employees, board members, or managers.
Umbrella
Adds liability limits above the master policy.
Earthquake
Written separately. Many associations weigh it against special assessments.
What affects HOA insurance costs
Master policy pricing depends on the number of units, building age and construction, common-area amenities, and location. Associations in fire-prone areas have seen the biggest increases.
We review your CC&Rs and governing documents so the master policy covers what the association is responsible for, and no more.
Ways to lower your premium
- Keep reserve studies and maintenance records current
- Document roof, plumbing, and electrical updates
- Review deductibles against the reserve fund
- Bundle D&O and crime with the master policy where possible
- Shop the master policy before every renewal

-
Amenities
Pools, gyms, and elevators add liability.
-
Location and fire risk
Brush areas and wildfire zones drive the biggest changes.
-
Claims history
Water and liability claims weigh heavily at renewal.
HOA insurance questions
Don't see yours? Call (310) 751-5979 and ask.
What does an HOA master policy cover?
It covers the buildings and common areas the association is responsible for under its CC&Rs. Some policies also cover original unit interiors. Owners insure the rest with an HO-6 policy.
Do volunteer board members need D&O coverage?
Yes. Board members can be sued over decisions like assessments, rule enforcement, and repairs. D&O covers their defense and settlements.
Why does an HOA need crime coverage?
Associations hold large reserve funds. Crime or fidelity coverage protects that money from theft by employees, managers, or board members.
How often should we review our master policy?
At least every renewal. Rebuild costs change, and an outdated building value can leave the association underinsured.
