California FAIR Plan Help in Los Angeles
When standard carriers decline your home, the FAIR Plan provides basic fire coverage. We place it, pair it with a wrap policy for what it leaves out, and keep looking for a way back to a standard carrier.
The FAIR Plan at a glance

- Fire, lightning, internal explosion, and smoke, with optional add-ons
- What it leaves out

- Our approach
- Shop standard carriers first, then FAIR Plan plus a wrap policy
How FAIR Plan coverage fits together
The FAIR Plan only covers a narrow set of risks. Most homeowners pair it with a difference in conditions (DIC) policy, often called a wrap policy, to fill the gaps.
FAIR Plan fire policy
Covers your dwelling against fire, lightning, internal explosion, and smoke.
Wrap (DIC) policy
A separate policy that adds theft, water damage, and other coverage a homeowners policy would include.
Extended coverage
Optional FAIR Plan add-on for wind, hail, and similar perils.
Vandalism
Optional FAIR Plan add-on for vandalism and malicious mischief.
Personal liability
Included in most wrap policies to cover injuries or damage you cause to others.
Loss of use
Helps with living costs if a covered loss forces you out, depending on the policies you choose.
What affects FAIR Plan costs
FAIR Plan premiums are based mostly on your home’s fire risk, location, construction, and the dwelling limit you choose. Homes in high fire-risk areas pay more.
Your total cost is the FAIR Plan premium plus the wrap policy. We quote both together so you see the full price before you decide.
Ways to lower your cost
- Re-check the standard market at every renewal
- Document wildfire mitigation work, which can qualify for discounts
- Choose a dwelling limit that matches real rebuild cost
- Ask about higher deductibles on the wrap policy
- Bundle the wrap policy with auto where a carrier allows it
What moves your rate
-
Wildfire risk
Your property’s fire risk score has the biggest effect on price.
-
Location
Distance to brush and fire protection both matter.
-
Construction
Roof type, siding, and vents change how a home burns.
-
Dwelling limit
Higher limits cost more, so match them to rebuild cost.
-
Wrap policy choices
The wrap policy’s limits and deductible add to the total.

Who uses the California FAIR Plan?
Property owners who cannot get coverage from standard carriers use it as a last resort. We usually place it after the standard market has declined the home.
Does the FAIR Plan cover theft or water damage?
No. The FAIR Plan covers fire and a short list of other perils. A wrap (DIC) policy adds theft, water damage, liability, and other coverage.
Is the FAIR Plan permanent?
It is meant to be temporary. We re-check standard carriers at each renewal and move you back when one will write the home.
Will my lender accept a FAIR Plan policy?
Most lenders accept FAIR Plan coverage paired with a wrap policy. Send us your lender’s requirements and we will confirm the coverage meets them.
